A matt-finished terracotta brick tile needs to balance appearance, traction, wear and cleanability in the intended floor. “Matt” describes how a surface looks, not how it performs when wet, abraded or exposed to contaminants. Define the current matt surface precisely
Request the current product code, drawing and finish description. Confirm whether the appearance comes from the fired body, texture, processing, coating or another treatment. Record actual dimensions, thickness, edges, tolerances and mass. A visually similar finish may have a different texture or maintenance response.
Review several units under project lighting and at normal viewing angles. Compare dry and wetted appearance where relevant, and identify any gloss variation, surface marks or fired range that belongs to the approved character. Keep labelled physical samples rather than relying only on screens.
Write an appearance standard describing acceptable sheen, texture, colour variation and viewing conditions. If instrumental measurements support the review, record the equipment and method, but keep them tied to approved physical samples rather than treating one number as the complete finish.
Describe use, traffic and contaminants
State whether the floor is interior or exterior, covered or exposed, level or sloped, pedestrian or subject to service traffic. Map entrances, food areas, landscape edges, routes for trolleys and maintenance equipment, and zones where water or grit may concentrate. One finish cannot be judged outside that duty.
List likely soils, oils, salts and cleaning chemicals. Agree the owner’s appearance expectations and whether natural patina is acceptable. The operator should help set cleaning access, response times and equipment limits before sample approval, not after staining occurs.
Include footwear, wheels, chair movement and cleaning pads in the use review. Small hard particles carried through an entrance may affect sheen more than ordinary foot traffic elsewhere. Zone the floor when different exposures need distinct controls.

A rougher appearance does not automatically mean safer when wet, and a smooth matt face is not automatically easy to clean. Keep each criterion measurable and avoid trading one property for another without a project review.
Request exact-product evidence
Build a schedule of required slip, wear, absorption, freeze–thaw, strength or chemical criteria as applicable. Reports should identify the standard, laboratory, date, specimen code, dimensions, thickness, finish, conditioning, result and classification. Check that the tested face matches the offered matt surface.
Interpret each result within its scope. “Non-slip” and “wear-resistant” are incomplete without methods and conditions, while a management-system certificate does not prove either property. Any sealer or treatment must be included in samples and evidence when it forms part of the proposed floor.
Where a report covers a product family, request the documented basis for including the offered body and finish. Record limitations, permitted variation and destination requirements. Do not assume a result transfers between matt textures that share only a colour name.
Coordinate the complete floor and drainage
The project team should define structure, substrate, levelling, waterproofing where required, falls, drainage, bedding or adhesive, joints, movement and thresholds. Voids, rocking, lippage and retained water can create hazards or damage unrelated to the tile’s finish.
Resolve runoff from adjacent landscaping or materials and prevent standing water through coordinated details. Define protection during construction so grit, mortar and equipment do not polish, scratch or contaminate the approved surface before handover.
Approve cleaning and ageing through a mock-up
Build a representative area with the proposed bond, joints, batches, edges and transitions. Apply likely contaminants and the intended cleaning method under controlled review. Compare appearance and slip after drying, and record products, dilution, equipment, dwell time and observations without turning a trial into a universal maintenance claim.
Retain the mock-up and control samples where practical. If a treatment is proposed later, trial it first in a discreet area and reassess sheen, colour and traction. Aggressive cleaning can alter a matt surface even when the tile body remains sound.
Release a traceable finish and maintenance package
Align current code, drawing, approved matt range, floor build-up, evidence, layout, quantities, batches, spares, cleaning trial, quality plan and programme. Set checks at production, delivery, installation and handover. Record installed batches and accepted deviations.
