LOPO Terracotta Panel Cladding Project----MCC Xiangteng Town Square

Mixed-use complex · Nanxiang, Shanghai

Red and dark-grey terracotta define two building scales

Three archive images show a red, horizontally coursed commercial volume beside taller buildings wrapped in dark-grey panels. Rounded corners carry the joint rhythm continuously around the elevations, while colour distinguishes the low retail frontage from the high-rise components.

Project identity and source boundary

The official Shanghai Xiangteng Investment project page identifies 中冶祥腾城市广场 as a commercial urban complex in Shanghai’s Jiading District, at the Zhen Nan Road and Zhong Jia Road intersection and connected to Nanxiang Station on Metro Line 11. It describes the partnership with China 20MCC Group, the two-phase development, approximately 52,000 m² of commercial space and an official opening in April 2013.

The source does not name the architect, facade consultant, general contractor, terracotta installer or other design/construction parties. China 20MCC’s identification as an investment/development partner is not converted into an unsupported construction-contract role. Likewise, the 2018 LOPO page attributes red and dark-grey terracotta cladding to the project but includes no purchase order or scope document that defines LOPO’s precise contractual responsibility.

High-rise grey field

Dark-grey horizontal courses wrap the rounded tower corners, while lighter vertical window bays interrupt the field. The images establish colour and rhythm, not panel dimensions.

Low-rise red volume

The commercial block uses a deep red panel field above dark glazing. A broad curve avoids a single sharp corner and carries the courses around the public-facing elevation.

Shared horizontal language

Although the colours and building heights differ, closely spaced horizontal joints connect the composition. Current projects should set that module from elevations and interfaces, not by scaling these photographs.

Three-image facade record

All original body images are retained in source order. The first also remains the existing featured attachment; the post-scoped layout suppresses the theme’s duplicate thumbnail so the full source appears once, uncropped, in the case study.

What the product record supports

The source supports two colour families—dark grey and red—and identifies the exterior as terracotta panel cladding/rainscreen. It does not provide item numbers, nominal length/height/thickness, surface codes, facade area, panel count, subframe, clips, anchors, cavity build-up or replacement stock. No such fields are inferred from the joint pattern or overall project area.

Re-establish the panel schedule

For maintenance or replacement, locate approved samples, shop drawings, as-built elevations, production records and installed-location references. Confirm whether red and grey fields used one or several profiles and batches.

Coordinate curves and interfaces

Set panel module, minimum radii or faceting strategy, vertical/horizontal joints, window reveals, parapets, soffits, corners and base conditions from current surveyed geometry.

Verify the complete system

Project engineers and responsible designers must verify substrate, supports, anchors, loads, movement, tolerances, water management, cavity/fire interfaces, inspection and replacement access for the actual building and jurisdiction.

Case-study limits

  • Do not use the 28 March 2018 article date as project completion; the investor records an April 2013 official opening.
  • Do not turn the approximate 180,000/200,000 m² gross-development figures into terracotta area or quantity.
  • Do not assign design, manufacture, installation or contract responsibility to a party beyond the reviewed evidence.
  • Do not infer current product codes, dimensions, colour availability, support details or identical replacement matching from the photographs.
  • Do not use this completed appearance as proof of structural, fire, water, environmental, durability or maintenance performance for another assembly.
