LOPO Ceramic Plate Curtain Wall System Project- Beijing Zarsion Residential Community

This bounded case archive documents the light-orange terracotta facade recorded for Zarsion Mansion (泽信公馆), a residential community in Fengtai, Beijing.

The replacement keeps the project’s dated area, housing and panel schedule while separating those records from unverified performance claims. “Zarsion” is the English brand rendering used by the source; it is not a different project from the Beijing community named 泽信公馆.

Evidence boundary: LOPO’s 2019 records and the original files establish the archive identity and product schedule. They do not supply approved drawings, contracts, a completion certificate or a complete enclosure specification. The publication date is therefore not presented as the construction or completion year.

Project identity and location

The more complete LOPO project record names the community Zarsion Mansion; its Chinese project page and the entrance image identify it as 泽信公馆. The Fengtai District government’s current community information also lists 泽信公馆小区 within the Kandan/Fufengyuan area. Together, these references resolve the old WordPress wording “Beijing Zarsion Residential Community” to the same residential project.

The 2019 archive places the project near Fengtai Science and Technology Park and the Corporate Headquarters Base Park in Beijing’s West Fourth Ring area. This page does not turn that general location into an exact postal address, legal parcel description or surveyed boundary.

Dated project scale and team attributions

LOPO’s 2019 project page records a total construction area of 80,640.1 m², a site area of 34,476.8 m² and 378 homes. It describes seven small high-rise residential buildings. These values are preserved as one dated archive schedule, not reinterpreted as a current ownership, occupancy or measured-area statement.

The same record lists Beijing Zarsion Holding Group and Beijing Fengtai Science and Technology Park Construction Development Co., Ltd. as investors. The shorter WordPress text instead says the community was built by the latter company. Without a contract or authoritative team sheet, the replacement uses only the more specific archive investor attribution and does not assign developer, designer, general contractor, facade contractor, installer or LOPO contract roles.

The archive describes a mainly light-orange elevation with darker horizontal accents and window zones. The original site photograph records that visual relationship, but it does not expose brackets, anchors, rails, joints, cavity components, insulation, membranes, fire barriers, flashings or interfaces behind the panels.

Product boundary: F302260, natural surface, light orange, 22 mm thickness, 300 mm height and 14,000 m² are historical project fields. Confirm current item status, body, finish, colour range, exact dimensions, tolerances, quantities, replacement matching and compatible support before specification or procurement.

Facade appearance does not establish system performance

The former post coupled the terracotta facade with glazing, external blinds, solar hot water, air-conditioning and fresh-air systems, then stated precise energy-saving, hot-water, particulate-filtering, seismic and service-life outcomes. It also described certification and first-in-China status. None of those claims was supported in the supplied page by an identified certificate, report, test method, edition, scope or responsible signatory, so they are not repeated here.

A photograph, rendering, product code and area record cannot prove structural capacity, anchor performance, fall protection, fire behaviour, cavity fire stopping, water management, air leakage, thermal or acoustic performance, corrosion resistance, durability, indoor-air quality, seismic response or service life. Those outcomes belong to the complete project-specific assembly and evidence set.

Panel and finish control

Confirm current item, body, surface, range, module, cuts, corner/return pieces, batch strategy and acceptance samples.

Support and movement

Coordinate substrates, rails, brackets, anchors, loads, tolerances, joints, differential movement and panel-retention provisions.

Enclosure interfaces

Resolve cavity, insulation, membranes, fire barriers, flashings, openings, sills, base, parapet, glazing and sunshade interfaces.

Residential operation

Plan access, inspection, cleaning and replacement around occupied windows, entrances, landscaping and resident-safety controls.

Information needed for a current facade review

Project teams should verify

  • the exact building/elevation, legal project identity, survey, substrate condition and responsible parties;
  • approved panel schedule, current item and finish, physical samples, tolerances, quantities and replacements;
  • complete substructure, anchors, loads, movement, cavity, drainage and panel-retention details;
  • interfaces at windows, glazing, blinds, corners, returns, openings, base and roof/parapet;
  • structural, fire, water, air, thermal, acoustic, seismic, durability and maintenance requirements; and
  • applicable standards, authority approvals, calculations, tests, mock-up, inspections and handover records.

Review current terracotta facade resources

Use this page as a dated project archive, then review current Terracotta Rainscreen information and comparable work in the Project Gallery. Send the actual elevation drawings, finish target, module and quantity through Contact for a current review.

Prepare a residential terracotta facade enquiry

Share the project identity, elevations, panel module and finish, current item reference, substrate/support concept, openings and interfaces, quantities, exposure, required evidence, standards, mock-up plan and programme. Final selection, engineering, enclosure design, installation, residential safety and compliance remain project-specific.
